Apartment rental
1. Check-in and Check-out times:
We offer the most flexible check-in and check-out times to our clients. As long there is no other rental for the same day (of your arrival or departure day) you can check-in early in the morning or check-out late at night without any additional fee.
In case of other rentals on your arrival or departure date, we use the common policy of the hotels:
check-in starting from 2:00 pm
check-out before 12:00 pm
FEES AND TAXES:

30% down payment is requeired to confirm your reservation,it can be paid by:
-All majors credit cards
-Paypal
- Bank tranfer (Please contact us for more informations)
70% Remaing balance has to be paid upon check in ,in cash, if you do prefer to pay via creditcard or paypal a 5% fee will be charged and we need to use paypal’s exchange rate of the day.
-Refundable damaging deposit has to be left in cash. And it will refunded upon check out in cash.
*All apartments requires a check out cleaning fee.
Studios: U$ 20 cleaning fee.
1 bedroom: U$ 30 cleaning fee.
2 bedroom/3 bedroom: U$ 40 cleaning fee
4 bedroom /or bigger apartments:U$ 50 cleaning fee.
Cancellation Policy
The 30% deposit to reserve the apartment is refundable if you cancel your reservation with 30 days notice prior to check in date ,but we do charge the first night (no show) and refund the balance. If you do cancel 3-1 week prior to check in , only 50% of the deposit will be refundable. If you do cancel 1 week prior to check in date payment can not be refunded.
New year’s and Carnaval: Down payment is unrefundable.
Changing your dates: If you do need to change your dates with 30 days notice, no fees are charged, with less the 30 days notice, we do charge the first night (no show) and keep your credit for your new dates/reservation.
2. General Rules
ABSOLUTELY NO DRUGS OF ANY KIND ARE ALLOWED IINTO THE APARTMENTS.
-If you get in trouble with the police involving illegal drugs or minors or anything else what is illegal in Brazil, we will not be able to assist you in any way – the owner of the apartment and our agency have no responsibilities to help you in such a case. Be aware that the penalties are quite radical for foreigners involved with crimes such as drugs and sexual exploration of minors.
-All apartments require a damage deposit of US $ 100 - US $ 1000 depending on the apartment. This deposit is payable only cash and will be refunded at check-out as long as there are no damages in the apartment.
-All apartments requires a U$ 30 cleaning fee.
-The maximal occupancy per bedroom is 1 couple or 1 single man in most of the apartments. The most of the owners don´t rent to more than one single man per bedroom, because they are afraid of parties , which could double the apartment´s occupancy.
- There will be no problems if you have visits, as long as everything is kept on order, regarding noise at night and appropriate clothing. You are responsible for all guests you might have in the apartment and their behaviour.
- If the building manager gets complains about you or your guests, you may be subject to a fine of between R$ 300 and R$ 1000 (around US $ 420) for each complain. In case of ilegal acts or no result of the fine/warning the police will get involved and you will have to leave the apartment without any refund of the rent or deposit.
1) I and all the people of whom I accept the responsibility for, hereby agree to abide by the rules of the condominium
2) I hereby authorize MMB- Imobiliaria LTDA. To dispose of any belongings left in the apartments the following day after vacating the propert, even if this day falls on a bank holiday or weekend, in any way that they deem fit without right to indemnity by my self.
3)I also authorize the janitor /caretaker to clean the windows, doors, etc… all the items of furniture that garnish the property.
4) A refundable deposit will be requested on your arrival to be paid in cash upon your arrival, I agree to vacate the property in the same condition that I received the property on the day that the lease expire.
5)Late payment of rent will in incur a daily fine of 1% of the value of the rent. On entering the apartment , the tenant must pay the outstanding 70% and also the refundable damage deposit. If this is not paid, the daily fine will be 1%.
6) Only the people who have agreed to rent the apartment and have registered their ID documents with the company can occupy the property.
8)Check out time needs to be confirmed at least 48 hours in advance.
Visitors
9) Visitors to the apartment are the entire responsibility of the tenant.
10) Any fines occurred by the visitor or the tenant are the entire responsibility of the occupant.
11) It is prohibited to use the social elevator with a bathing suit, luggage , shopping bags, etc…..
12) It is prohibited to play loud music or make any unreasonable noise during the tenancy which might disturb your neighbours. The neighbours in the building have their right to enjoy the property also.
13) It is not permitted to use the apartment for a commercial purposes
14)If any damage or disturbance is caused in the apartment or the building. The administrators of the apartment must be notified immediately
15) Obscene or Sexual acts commited in the communal areas of the apartment or near the windows, balcony, etc…, are subject to criminal procedures. The payment of a fine, loss of deposit or the request to vacate the apartment WITHOUT refund can also be applied.
16) It is not permitted to throw rubbish in the corridor or from the windows of the apartment.
17) Please do not throw toilet paper in the toilet.
18) It is not permitted to hang clothes, towels or bedsheets, etc… or in the communal areas of the apartment. |
